PROJECT: Steel Frame Design & Supply Blackheath, NSW

We recently had the pleasure of building and supplying a custom-designed, light-gauge TRUECORE steel frame, truss and flooring system for a Broadworth Modular project in Blackheath.


Broadworth Modular is a leader in the prefabricated building industry, using sophisticated design and sustainable modular construction methods and technologies. Broadworth offers high-end construction services for all modular building projects, ranging from residential, educational, commercial, mining and government buildings across NSW.

This project involved the construction of a three-bedroom dwelling in Blackheath for accommodation purposes. The site presented challenges due to limited access, including the need to cross the Blue Mountains railway line. To address this, Broadworth devised a bespoke tilting roof structure, enabling the modules to fit onto smaller trucks for their transportation and installation. Blackheath is located between Katoomba and Mount Victorian, near the highest point of the Blue Mountains, where the site was nestled atop an escarpment amidst dense bushland, necessitating BAL FZ (Fire Zone) Construction standards

BAL – FZ: Extreme risk. Directly exposed to the flames of a potential firefront.

Bush Fire Attack Level

  • BAL – LOW, Lowest risk from a potential fire.

  • BAL – 12.5, Risk is primarily from potential embers during a fire.

  • BAL – 19, Moderate risk, particularly from embers and burning debris.

  • BAL – 29, High risk, particularly from embers, debris and heat.

  • BAL – 40, Very high risk. Likely to be impacted by embers, debris, heat and potentially flames.

  • BAL – FZ, Extreme risk. Directly exposed to the flames of a potential firefront.

Each BAL rating has certain construction conditions relating to what materials can be used and how they are used in residential construction. When choosing what framing material to build your project out of, Timber and Steel can be used for house framing and all interior applications, including flooring, skirting, architraves and cabinetry in all BALs.

PROJECT SPECIFICATIONS

Durable materials were selected to withstand the Flame Zone setting, such as TRUECORE Steel Frames, while offering a striking contrast to the natural landscape. The home comprises three bedrooms, two bathrooms, an outdoor shower, kitchen, dining, living area, laundry, and an expansive north-facing deck.

Materials Used In Construction:

Regarding the dwelling's design and orientation, careful consideration was given to maximise northern sun exposure and provide panoramic Blue Mountains views.

Inside, the interior boasts a blend of high-end materials, including Havwoods flooring, ceramic benchtops, solid blackbutt doors with custom-turned handles, and bespoke joinery.
